COWES - IOW
Beckford Mews was D'Alembert Development's first project as development manager which consisted of converting two derelict buildings into two 1-bedroom apartments and a 2 bedroom cottage. The project was in the idyllic sailing town of Cowes in the Isle of Wight, famous for its annual regatta. These made perfect investment properties due to the premiums paid during the high season.
Lancaster Mews was D'Alembert Development's first project in London, working with a pool of investors from Hong Kong, we were acting as development manager. We identified a brief and set out to acquire this vacant office building just north of Hyde Park. We gained substantial value through clever use of the permitted development rights in Westminster; gaining planning permission for a basement level and further permission to sub-divide the space into two smaller Mews Houses.
GOLDEN HILL FORT
When we discovered Golden Hill Fort (c.1863) was being disposed of by receivers, we did not hesitate in contacting one of our most active investors to ensure we could secure the property; managing the acquisition through to completion. Even though the asset was given a break-up value of £4.2m, we completed the purchase at £2.68m, reflecting a 36% discount to market value. This resulted in it being a runner up for Deal of the Year at the RESI Awards 2019.
When we discovered Meadow Mill we had to commit everything we could to help manage the acquisition for a pool of investors based in the Middle East. The project was being sold by a London based developer with planning permission to convert into 214 luxury apartments and 26,000ft2 of retail. Knowing this specific investor was focusing strongly in the Manchester area, we made every effort to agree the sale ‘off market’ which ended up in a 6-month negotiation. The scheme finally completed in Q3 2018 at £6.5m, a 19% discount to the guide price.
Spencer Park is our most recent project, D'Alembert Developments managed the acquisition, due to vendors expectations this required a complex corporate structure which took some time to finalise. D’Alembert also managed the funding and is a stakeholder in the scheme which has planning for 30 units; 26 houses and 4 flats. We are currently looking to go in for detailed planning for the second phase and gain a further 3 units.

In partnership with a local developer we are currently in planning phase to achieve planning for 6 affluent houses, some with partial sea views. D’Alembert is a stakeholder and providing planning consultancy services, we are looking to achieve planning in Q4 2022 with a view to commence construction in early 2023.
This scheme is strictly off-market, we are currently awaiting the result of our pre-planning due diligence and pending local land allocation for over 50 units. We want to utalise the scale of this scheme to identify it as a flagship project for D'Alembert. We are looking to try and deliver these new homes with a high level of affordability and sustainability.
ANDALUSIA - SPAIN
In the summer of 2022 we acquired a beautiful traditional farm house in the Andalusian hills. The house comprising of 10 bedrooms will be renovated to the highest standards and we will scatter eco cabins throughout the surrounding land. The entire site will be powered by solar PV.
